If you wish to build, extend or demolish a property or develop or change the use of a building or piece of land you may need to apply for planning permission.
The Non-Majoe Service service should be used for householder proposals, 1-9 new dwellings (including conversions), commercial proposals with a new floor area or change of use (1-999sqm), commercial proposals not involving change or use or increase in floor space, advertisements and telecommunications proposals.
Detailed general guidance about the kinds of work for which you need to apply for planning permission and those for which you do not is available from the LBB Planning Portal website.
The non-major service does not include a meeting but will include a full written response to the submitted proposal. Non-major pre-application advice will be provided in writing and a site visit carried out as required. The response will based upon the level of information provided within your submission but officers may ask for further information if required to provide a full response.

If we feel that an objection would be appropriate we will submit one and attend the council meeting, which will consider the application.
The Council has four Plans Sub-Committees allowing a meeting to be held every two weeks. They consider contentious or ‘called-in’ planning applications, alleged contraventions of planning law and tree preservation. You can contact your Ward Member who may be able to assist you. The public can speak at these meetings (one person in support and one person in objection to an application) provided they give notice to Democratic Services (020 8461 7588, 020 8461 7694 or 020 8313 4316) or committeeservices@bromley.gov.uk by 10 am on the day before the meeting.
The Plans Sub-Committee meets fortnightly. The committee consider all types of planning applications, primarily those which fall outside delegated powers or are ‘called in’ to the committee by a councillor. The committee also considers some more contentious enforcement and tree matters. Agendas for planning committee meetings are normally available on our website up to 7 working days before the date of the meeting.
The four planning committees, linked to committee details and including ward councillors, are as follows:

There are four plans sub-committees, meeting on a fortnightly basis, which administer the Council’s responsibilities as a local planning authority and concerning building control matters. Some decisions on these issues are delegated to appropriate officers.
